How it works
- Property Assessment: We evaluate your property to ensure it meets our criteria. We’ll be looking at cleanliness, layout, amenities, and proximity to points of interest and public services. At the end of this process we’ll give you a decision on whether we’re able to take on the property, and how much monthly rent we can guarantee.
- Lease Signing: We sign a leasing agreement guaranteeing your monthly rent and entrusting all aspects of property management to Fully Rented. We’ll be fully responsible for decorating & furnishing the home, managing tenants and bookings, and routine upkeep. Any larger, costly repairs that may arise during the term of our lease will be communicated to you and we’ll determine how to proceed via consensus. We won’t make any changes to the structure, and if you ultimately decide to terminate our lease, we’ll have the home painted and fully restored to its previous condition at no cost to you.

Q: How does the guaranteed rent work?
A: For example, let’s say the amount of rent you would receive from a long-term, traditional leasing tenant is $1,500 per month. In general, we are able to generate about 30% higher revenue from our strategy (in this example, $1,950). We pass on the $1,500 to you, and pocket the 30% over and above that which we generate ($450). You receive a fixed monthly payment from us, regardless of how often the property is occupied.
Q: What are the benefits of this type of arrangement?

Q: What if there are damages to my property?
A: We handle any necessary repairs caused by our guests and ensure your property is well-maintained, at no cost to you. If the need arises to address larger repairs unrelated to our guests (i.e. broken A/C, heating system, plumbing leaks), we may ask for your contribution to resolve those issues.
